1. About FlatKhoj

FlatKhoj is a Mumbai-based platform operated by Pivot24 that connects people looking for flats, flatmates, and PG accommodations. We are a marketplace — we do not own, manage, or verify any property listed on our platform.

2. Eligibility

• You must be at least 18 years old to use FlatKhoj
• You must provide a valid Indian mobile number for verification
• You must not be banned from the platform

3. Listings

• You are responsible for the accuracy of your listing
• Fake, misleading, or fraudulent listings are strictly prohibited
• Brokerage information must be declared honestly
• Listings expire after 30 days and must be renewed
• FlatKhoj reserves the right to remove any listing without notice
• You may only post listings for properties in Mumbai

4. Coins and Payments

• Coins are virtual credits used to unlock contact information
• Coins are non-refundable once purchased
• Coins do not expire
• FlatKhoj reserves the right to adjust coin pricing at any time
• Contact unlocks are final — we do not refund coins for unlocked contacts
• If a listing is found to be fraudulent after you unlocked it, contact us for a review

5. Prohibited Conduct

You must not:

• Post fake or misleading listings
• Harass, spam, or misuse contact information obtained through the platform
• Create multiple accounts to abuse the signup bonus
• Use the platform for commercial purposes beyond listing your own property
• Attempt to hack, scrape, or reverse-engineer the platform
• Post listings for properties outside Mumbai

6. Disclaimer of Warranties

FlatKhoj is provided "as is". We do not verify listings, users, or properties. We are not responsible for any disputes, losses, or damages arising from transactions between users. Always verify any property or person before making payments or commitments.

7. Limitation of Liability

FlatKhoj and Pivot24 are not liable for any direct, indirect, incidental, or consequential damages arising from your use of the platform, including but not limited to rental disputes, fraud by third parties, or loss of data.

8. Account Termination

We reserve the right to suspend or permanently ban any account that violates these terms, without prior notice or refund of coins.

9. Governing Law

These terms are governed by the laws of India. Any disputes shall be subject to the exclusive jurisdiction of the courts of Mumbai, Maharashtra.

10. Changes to Terms

We may update these terms from time to time. Continued use of the platform after changes constitutes acceptance of the new terms.
